All tax foreclosure sales are subject to the following:

• County and Municipal ad valorem Property Taxes that are not yet delinquent; 

• Any encumbrances which have priority over the tax liens of Pender County;

• All deferred taxes; and,

• All outstanding city and county taxes and improvement assessments whether or not included in the Court's judgment and order for sale.
